There’s no upfront cost to take part. Our service is covered by a small fee (£20) included within the amount agreed with your landlord. If you choose to list your room, you can use free platforms like SpareRoom, or paid options like OpenRent (~£30), but this is entirely up to you.

How much work is this?

Most of the work is simple and can be done in a few hours: - Create a listing ~1 hour - Respond to messages ~30–60 mins - Run a viewing slot ~1 hour (you can group multiple viewings together) - Share interested tenants with your landlord ~30 mins Total time: typically ~3-4 hours We guide you through each step to keep things quick and straightforward.

What if I can't find a replacement?

There’s no obligation. If you don’t find a suitable replacement, you simply move out as planned and your landlord will handle re-letting as usual. We monitor progress and encourage clear communication so your landlord has enough time to make alternative arrangements if needed.

Is this subletting?

No, you’re not subletting the property. The new tenant is approved by your landlord and contracts directly with them, replacing your tenancy. We help structure the process so everything is clear and agreed upfront.

What kind of tenant can I suggest?

You can suggest suitable tenants, but your landlord always makes the final decision.
